    Technical Seminar on New Development of Refrigerant & Refrigeration Safety Management

    Session 1 ASHRAE Standard 15 & 34 – A Review and Update
    ASHRAE’s key standards guiding refrigerant identification and usage have been revised to meet US governmental regulation and achieve improved performance. Standards 15 and 34 (2016 Edition) provide essential guidance to manufacturers, design engineers and operators who need to stay current with new air conditioning and refrigerating requirements.
    Standard 34 (Designation and Safety Classification of Refrigerants) describes a shorthand way of naming refrigerants and assigns safety classifications based on toxicity and flammability data, while Standard 15 (Safety Standard for Refrigeration Systems) establishes procedures for operating equipment and systems when using those refrigerants. Standard 15 is one of ASHRAE’s oldest standards dating back to 1919. The purpose of Standard 15 is to specify safe design, construction, installation, and operation of refrigeration systems. All engineers that work with building mechanical systems should have a basic understanding of this Standard and for those engineers that work closely with refrigeration or chilling systems must have a deeper understanding of this standard and its requirements. This presentation will provide a review of Standard 15 and highlight recent changes to the standard. Common misapplications of the standard will be presented and discussed. In this session, the speaker also highlights the review and update of ASHRAE Standard 34.

    Session 2 Next-gen Technology Development for Low-GWP Refrigerants
    The recent amendment to Montreal Protocol incorporating the control of hydrofluorocarbons (HFCs) has given a clear message to the industry in transitioning to next gen refrigerants of low global warming potential (GWP). ASHRAE is committed to a leadership role in responding to and reducing building Climate Change footprints. In support of this commitment, ASHRAE continuously advances the HVAC&R field by performing R&D guides and standards for designing systems that minimize energy use and reduce emissions of high GWP refrigerants. Many common refrigerants with high GWP such as R404A, R410A and R134a started to see their successors, of which some options are still non-flammable but many become flammable. The HVAC&R industry has been actively developing next-gen technology around these new refrigerant options. This presentation will review the refrigerant applications in consideration of environmental, safety and energy performance.

    Highlight

    T▪ PARK, located at Tsang Tsui, Tuen Mun, is a state-of-the-art sludge treatment facility adopting a technology known as “fluidized bed incineration” for treatment of sewage sludge collected from all major sewage treatment works in Hong Kong, with a maximum treatment capacity of 2,000 tons per day.  The final products of treatment are mainly inert ash and residues that have been reduced to 10% of the original sludge volume, hence greatly reduce the pressure on landfills. The “T” stands for "transformation", connoting our vision to embrace the concept of “turning waste to energy” and “driving changes in attitude and behavior towards a greener lifestyle”. It is a unique facility combining advanced technologies of sludge incineration, power generation, seawater desalination and wastewater treatment in one self-sufficient complex. It also features a variety of recreational, educational and ecological facilities together with a landscape area for enriching visitors’ experience.

    T-PARK (Sludge Treatment Facility), Hong Kong’s first self-sustaining sludge treatment facility and one of the most technologically advanced facilities of its kind in the world. T-PARK comprises power generation, desalination, educational and ecological facilities to showcase the benefits of the waste-to-energy approach to waste management. T-Park officially opened in July 2016.

    The heat energy generated by the sludge incineration process at T-Park where is recovered and converted to electricity to run the facility itself, while up to 2 megawatts of surplus electricity can be exported to the power grid, enough to power up to 4,000 households

      28 September 2017 Technical Seminar on Ventilation – from Neighbourhood to Indoors  
       

    This seminar is organized jointly by ASHRAE Hong Kong Chapter and BEAM Society, and is supported by AIIB.

    Background

    BEAM Plus Neighbourhood that launched in December 2016, is designed to assess project performance of a development project and help project owners to incorporate a broader framework of urban sustainability principles at the early planning stage for subsequent project implementation. In this assessment tool, outdoor environmental quality is concerned to safeguard the health, comfort or well-being of general public, as well as aspects of performance that improve quality and functionality. Good planning on neighbourhood and building ventilation can reduce the potential increase in urban heat island effect and provide sufficient quality of outdoor air provision for indoor built environment. On the other hand, energy reduction and sufficient ventilation for indoor environmental quality are also concerned in other BEAM assessment tools (New Buildings, Existing Buildings & Interiors). In this technical seminar, two speakers will share their experiences on building and city ventilation in Hong Kong as well as more energy efficient and healthier approach to demand control ventilation.

      17 June 2017 Technical Visit, Water Management Technology and Environmental Solution  
       

    Global warming is not cool! Waste management is something that the professionals in the building construction industry have to recognize.

    Organized by AIIB and supported by BSOMES, HKCT, HKIE(EVD), IFMA(HK Chapter) and SOE(HK Region), this is a technical visit to Dunwell Enviro-tech (Hlds) Ltd in Yuen Long Industrial Estate. Dunwell’s business covers used oil and solvent re-refinery, manufacturing, trading and marketing of lubricants, environmental-related technologies, precision metal components, industrial equipment, lubricating oil analysis services, and specialty chemicals. With its site area of about 100,000 sq. ft., it was once the world's largest manufacturer in metal component parts for the magnetic media industry. Today, this is still the largest independent waste oil treatment and disposal plant in Hong Kong and Asia. Dunwell is also the first company accredited by the Hong Kong Institution of Engineers to train professional Scheme "A" environmental engineers amongst other engineering disciplines.

    BEAM Plus is a comprehensive environmental assessment scheme for buildings of Hong Kong. Site Aspects (SA) is one of the key BEAM Plus performance categories covering the land used and its location with respect to local transport and amenities, planning and design for the site to take account of both beneficial and negative impacts on neighbours and the development itself, mitigation of ecological impacts and emissions from the site over the building's lifetime, and aspects of site management.

    This course is designed for building and facility management professionals, project managers, architects, engineers, landscape  designers, the other professionals and practitioners who are interested in green building projects. All speakers are experienced and professional, the participants will acquire essential knowledge on SA .

      18 November 2016 Technical Seminar on Sustainable HVAC System Design  
       

    The Seminar is organized jointly by ASHRAE-HKC and BEAM, and is supported by AIIB as one of the Supporting Organizations.

    About 90% of total electricity consumption in Hong Kong is contributed by buildings and HVAC system contributed the most energy consumption in commercial buildings. Through enhancement of building energy efficiency, greenhouse gas emissions have been gradually reduced. In October 1998, the Electrical and Mechanical Services Department has launched the voluntary Hong Kong Energy Efficiency Registration Scheme for Buildings to promote the application of the Building Energy Code. To further promote building energy efficiency, the Government enacted the Buildings Energy Efficiency Ordinance (the Ordinance) which has come into full operation since 21 September 2012. 

    The improvements in the economy and an increased focus on efficiency are driving increases in the market for energy-efficient HVAC equipment and system. Also in the long run, increasingly stringent regulatory environments will also drive growth in energy-efficient commercial HVAC system markets. According to some researches, global revenue for energy-efficient commercial HVAC systems is expected to double in next two decade.  

    As concerns about the environmental impact of energy generation and uncertainty over future energy prices increase, efficiency improvements in HVAC equipment and systems become more attractive. Over the years, Building Owners, Engineers and Designers are adopting energy efficient system in their buildings, and continue to optimize to its best performance according to the loading demand. Also the market is also looking for some emerging new system and technologies.  

    In this technical seminar, the speaker will review the design consideration of the variable primary flow in chilled water system to achieve its best performance, he will also discuss the potential concern of the system and its potential remedies. Besides, the speaker will discuss about the Thermal Energy Storage and share his experiences in US.

  14 October 2016 Technical Visit - Solid Kitchen Waste Compactor in Kowloon Bay MegaBox  
   

Solid kitchen waste compactors are wildly used in shopping malls.  If improperly treated, the residuals remind in the buckets, the compactors and the floor will attract insects, rats and produce smell.  Hygiene will be a major problem.  The solid waste compactor in Kowloon Bay MegaBox uses a newly discovered enzyme technology to encourage aerobic and facultative bacteria while suppressing anaerobic bacteria which are the major source of rotten odor.  The rotten odor in turn attracts insects and rats as the rotten odor signals that there exists semi-digested food.  The aerobic and facultative bacteria decompose the residual solid waste to carbon dioxide and water quickly to eliminate the rotten odor, and hence discourage insects and rats. 

People in MegaBox turn the solid waste over the compactor for unloading.  While in operation, water mixed with very small amount of enzyme will be injected to the bucket so that the waste can go to the compactor quickly while cleaning the bucket.  Enzyme in the compactor will also eliminate the rotten odor there.  As a result, workers in the vicinity of the compactor are happy to work there and the truck carrying the compactor to landfill is smell free.

The Hong Kong Qualifications Framework (HKQF) was officially launched in 2008. It aims to provide a platform to promote lifelong learning with a view to continuously enhancing the quality, professionalism and competitiveness of our workforce in an increasingly globalised and knowledge-based economy. It is a seven-level hierarchy that orders and supports qualifications of academic, vocational and continuing education. The Property Management Industry Training Advisory Committee (ITAC) was established in 2006 to implement and promote QF in its industry. With the Specification of Competency Standards (SCS) formulated under the steer of the Property Management ITAC, quite a number of SCS-based programmes have been developed and a Recognition of Prior Learning (RPL) mechanism launched for its practitioners.

The latest version of IBI Manual is always adhered to but previous versions should also be introduced during the class. IFMA's Student Event: Guided Tour to HKJC Green Roof & Racing Museum

The Hong Kong Jockey Club's "Our Green Place" is a 510 square meter garden on the roof of headquarters building and is full of environmental elements. Its extensive use of plants not only transforms the roof into a bright and green area, but also creates a cooling effect for the building below. This in turn enables the Club to increase its energy efficiency, reduce carbon emissions and reduce energy costs.

A number of environmental friendly technologies have been adopted. For instance, the plants on the vertical green wall are irrigated by water discharged from the water-cooled chillers installed on the roof. Other features include solar-powered irrigation and lamps, eco-friendly timber decks and the use of eco-bricks made from recycled glass. The walls carry decorations made from used tyres, while the corridors display artistic metal sculptures created by Club farriers from recycled horseshoes.

Perched on a small hill of the waterfront sidewalk of Shek Tsai Po Street, Tai O Heritage Hotel, graded as a Grade II historic building by the Antiquities Advisory Board, is a collaborative revitalisation project between Development Bureau of Hong Kong Special Administrative Region and the non-profit social enterprise, Hong Kong Heritage Conservation Foundation Limited (HCF). It has been conserved and transformed from the century-old Tai O Police Station constructed in 1902, a historic landmark in the culture-rich Tai O fishing village on Lantau Island. Surrounded by lush greenery, it is now home to nine colonial-style rooms, Heritage Interpretation Centre and a glass-roofed open view restaurant, Tai O Lookout, which serves as a platform to showcase Hong Kong and Tai O artists' ingenious creations.

Since its launch in Hong Kong (2010) and after the two subsequent conferences in Macao (2011) and Guangzhou (2012), this is the 2nd time the Greater Pearl River Delta (GPRD) Conference on Building Operation and Maintenance (O&M) being organized by Building Services Operation and Maintenance Executives Society (BSOMES). IFMA's Technical Visit: Towngas Tai Po Production Plant

Programme Highlights:
In Hong Kong, town gas is produced at two production plants. Major supplies of 97% come from the Tai Po Plant, with the Ma Tau Kok Plant making up the rest.

Located in the Tai Po Industrial Estate, the HK$2 billion Tai Po Plant has a total area of 11.71 hectares and was constructed in two phases. The first phase commenced opera-tion in December 1986 and construction of the second phase was completed in 1992. Towngas made further modifications to the plant between 2003 and 2006 to cope with increasing customer demand. It has a maximum supply capacity of 9.6 million standard cubic metres of gas a day.

To commit the environmental policy, town gas is now made from high quality naphtha instead of heavy fuel oil, which reduces the emission of sulphur oxide during production. In 2006, Towngas introduced natural gas as a partial feedstock replacement for naphtha.

During the visit, you will be briefed on the town gas production process, plants facilities and its environmental initiatives. After the briefing, you will be invited to visit the naphtha tank farm and natural gas facilities.

IFMA's Industrial Spotlight: Shanghai Energy Saving Project

With the increasing promotion of energy saving, more and more building owners start to pay attention to energy saving and emission reduction. Optimization of energy-saving operation for air conditioning chiller plant system can play an important role for this energy saving and emission reduction promotion. An energy-saving retrofit was carried out on Shanghai IFC chiller plant system, by doing this, the system operating efficiency has been improved significantly and its energy consumption has then been reduced. This research study analyzed the optimization methods and their effects on energy saving and emission reduction based on real operation data from the IFC chiller plant system. We hope this analysis can provide some guidance for future implementation of chiller plant control system optimization to other buildings.

This is a 39-hour comprehensive training course for candidates to become an Authorized Auditor of Intelligent Building Index of AIIB. The training course is to give a brief introduction to various existing assessment schemes in the world and then dive into the principle, mathematics, procedures and details of elements in the IBI Manual. The latest version of IBI Manual is always adhered to but previous versions should also be introduced during the class. Participants are expected to carry out a full assessment on an existing intelligent building and attend a final examination in order to get them qualified.

Since Building Energy Efficiency Ordinance (BEEO) came into effect last September the building services industry has held numerous workshops/seminars to help people understand better what are required and how to achieve the objectives of BEEO. The participation of EMSD personnel in some of these workshops/seminars has been well appreciated and it certainly helps the industry to effectively carry out the duties to meet BEEO criteria.

Energy efficiency is one of the major elements in the Intelligent Building Index (IBI) developed by Asian Institute of Intelligent Buildings (AIIB) since 2001. AIIB has been working with others to promote energy efficiency and also sharing its understanding about other IBI elements with the public.

Mediation has become a popular adopted method of dispute resolution, and it is of no exception for construction projects. This talk shall touch base on what is Mediation, its advantage amongst Litigation and Arbitration, the mediation procedure, mediation development in HK and where to get mediation services.

The terminology of Intelligent Buildings (IB) has been developing for about 32 years ago. The Asian Institute of Intelligent Buildings (AIIB) was established in 2000 by adopting the definition of Intelligent Buildings. A comprehensive IB rating system entitled Intelligent Building Index (IBI) has been published by AIIB since 2001. In addition to the definition of IBs, this seminar aims at the introduction of IBI Authorized Assessor (IBI AA), a new professional designation accredited by AIIB for IB professionals.

Objective of the seminar:

  1. Provide an overview of the IBI Rating System, credits, intents and requirements
  2. Illustrate how to qualify for AA-related bids and learn the methodology for audit the intelligent building
  3. Demonstrate techniques on how to become a IBI AA

The theme of the exposition will be "Better City – Better Life" and signifies Shanghai's new status in the 21st century as a major economic and cultural center. More than 190 countries and more than 50 international organizations will participate in the Shanghai World Expo. China expects to receive almost 100 foreign leaders and millions of people from across the world to come and visit the World Expo. On 14th April 2010, there was an earthquake of magnitude 7.1 at Yushu County, Qinghai Province, China causing tens of thousands casualties, injuries, and deaths. Drinking water, medicines and tents are urgently needed around the disaster area for the victims. The Asian Institute of Intelligent Buildings (AIIB) is now launching a fund-raising campaign to show the spirit of mutual assistance and cooperation to support our chinese compatriots among our institute members.

Intelligent Building Index (IBI) Version 3.0
The new index is formally released on 18 January 2005. There are various changes to the Version 2.0 released in October 2001. Dr Leonard Chow is the chief designer of the manual. The revisions will offer greater practicality and better presentation. The deletion of "Construction Process" was mainly due to the fact that it is very difficult to obtain construction information after the building has been built. To be practical, the index with the practical elements in "Management Practice" is introduced. With the implementation of Index 10 "Health and Sanitation" in January 2004, the response from building property management are extremely good. Index 10 applications to residential buildings are particularly popular as a measurement tool for healthy buildings. The new IBI manual Version 3.0 is believed to be a much practical document in the field of Intelligent Buildings with the characteristic of easy to use, easy to understand and easy to calculate.

Intelligent Home Index (IHI)
The IHI is currently under preparation by the Technical Committee led by Dr. Leonard Chow. The Technical Committee consists of four members – Dr. Eric Lee, Lau Po-chi, Stephen Yim, William Lo and Chairman, Dr. Leonard Chow. The new Intelligent Home Index could be published in 2006. The document is believed to be the first guidance standard in Hong Kong for the installation of Intelligent Homes. This document will offer useful criteria for building developers to install systems for Intelligent Homes.

New Membership Status approved by Council
The Membership status has been reviewed and approved by Council. The previous "Associate" will be upgraded to "Member". There are also grades of "Fellow", "Member", "Associate", "Graduate Member" and "Student Member". For details and requirements, please refer to theMEMBERSHIPsub-pages.
5.
Constitution Amendment
The Constitution was amended due to the changes in Membership Status, the addition of the Advisory Group, and some minor amendments. Members who wish to get a copy of the new Constitution may contact the AIIB administrator by email.

Asian Institute of Intelligent Buildings Singapore Chapter Annual Dinner in celebration of the 1st Anniversary held on 24th, March, 2006 in Marina Mandarin Hotel, Singapore
It was a very successful annual dinner in celebration of AIIB Singapore Chapter 1st Anniversary which a large gathering from various disciplines of various countries attended.

On behalf of AIIB, our President, Prof Andrew Leung together with our EC Chairman, Mr. L au Po-chi attended and delivered AIIB greetings and warmest congratulations to our Singapore Chapter. Prof Leung addressed the gathering.

We met many old friends and renewed our link with various professional institutes and educational inst it utions. It was a very fruitful, enlightening and cheerful evening.

Our AIIB in Hong Kong wish our Singapore Chapter every success and grow from strength to strengthen.

The 7th Asian International Showcase for Building Automation and Management Systems, Featuring Asian Facilities Management and HVAC & R Show (Jun 07-09, 2006)
AIIB was delighted to be able to join in partnership as a supporting organisation with the Asian Elenex 2006/Asian Building Technologies 2006 Exhibition held on 7th-9th June, 2006 at the Hong Kong Convention & Exhibition Centre. There were more than 570 exhibiting companies of various trades relating to building industry taking part in the Exhibition.

Members and friends of AIIB were very proud of seeing AIIB Exhibition Stall which was smartly presented among other stalls in the Exhibition Hall. It provided an excellent platform for exhibitors and visitors to share the latest development of intelligent buildings in Asia.


Report of Cyberport Technical Visit (May 10, 2006)
The Cyberport project has been recognized for its state-of-the-art IT Infrastructure, beautiful architecture, interior design and environment awareness . It has been awarded the "Design for Asia Award 2005" for the interior design of Broadway Cyberport by Hong Kong Design Centre in November 2005. In January 2006, It has further been presented for "Intelligent Building of the Year 2005" (Commercial Portion of Cyberport) by Asian Institute of Intelligent Buildings in January 2006.


Breakfast Briefing for REAL COMM Asia - May Tour (May 15, 2006)

Many thanks for all your contributions rendered to the breakfast briefing by AIIB to the touring group of 25 delegates. It was a very successful briefing by:
1. Lau Po-chi -- on the history of AIIB development, organization structure and milestone and achievements.
2. Dr. Albert So -- on IHI and IBI.
3. Bonnie Lam -- brief introduction to IFC development.
4. Stephen Yim -- on Intelligent Public Housing of HK in 21st Century.

Following the briefing, the group will visit IFC Two, Cyberport, HK Science and Technology Park and Enterprise Square Five (MegaBox). We are not involved in the actual visit.

AIIB presence at the briefing is a step forward for making a closer connection with CABA and Realcomm and for making known to the delegates of AIIB work and contributions in the industry and the community.

Technical Visit – Solid Kitchen Waste Compactor in Kowloon Bay MegaBox

Solid kitchen waste compactors are wildly used in shopping malls. If improperly treated, the residuals remind in the buckets, the compactors and the floor will attract insects, rates and produce smell. Hygiene will be a major problem. The solid waste compactor in Kowloon Bay MegaBox uses a newly discovered enzyme technology to encourage aerobic and facultative bacteria while suppressing anaerobic bacteria which are the major source of rotten odor. The rotten odor in turn attracts insects and rates as the rotten odor signals that there exists semi-digested food. The aerobic and facultative bacteria decompose the residual solid waste to carbon dioxide and water quickly to eliminate the rotten odor, and hence distract insects and rates. 

People in MegaBox turns the buckets containing kitchen waste over unloading to the compactor. While in operation, water mixed with very small amount of enzyme will be injected to the bucket so that the waste can go to the compactor quickly while cleaning the bucket.  Enzyme in the compactor will also eliminate the rotten odor there.  As a result, workers in the vicinity of the compactor are happy to work there and the truck carrying the compactor to landfill is smell free.

It is a good opportunity for us to have a free visit.
